Major Birmingham estate agents Maguire Jackson have given the Birmingham residential property market a boost with a deal involving developers Cornerstone and short term lettings specialist City Nites. Defying predictions of doom in the buy-to-let market, the arrangement will give buy-to-let investors a guaranteed five per cent return over five years on brand new apartments in Birmingham city centre, increasing the availability of flats to rent in a city centre location.

As leading Birmingham city centre estate agent, Maguire Jackson will sell the apartments to buy-to-let investors, providing them with the asset of well-chosen apartments to rent in Birmingham. The landlords will then receive a guaranteed five per cent rental over five years from City Nites who will in turn get their rents from short-term, conference-related lettings.
The Birmingham apartments to let, at Arena View and Arena Court , have been built by Cornerstone and are located close to the International Conference Centre (ICC) and National Indoor Arena (NIA).
There is a choice of one or two bedrooms; the flats are furnished and managed by City Nites in the same way as their adjacent block.
The apartments will retail from £130, 000 up to £265,000 depending on the view and additional extras such as parking spaces.

Even the most cautious buy-to-let investor can benefit from this low risk way of buying into property, so long as they have available equity to support their purchase. The five year span of their investment in flats to let in Birmingham could well see the emergence of a very different marketplace and mood in the property arena than currently exists.
